Integral approach

Kadans Science Partner accommodates knowledge intensive organizations in areas of innovation, like campuses and science parks, throughout Europe. We are investing, developing and managing high quality real estate and we are contributing to the success of the innovation ecosystem at campuses and science parks.

This integral approach of Kadans Science Partner is unique in the Netherlands, as we provide investment, development, realization, propery management, commercial management and ecosystem management.

We do this through a step-by-step approach:

  1. Workshops
    To determine the needs of the tenant, we organize several workshops to come to a first overview of the layout of the new space or building they may require.
  2. Floor plan
    Following the workshops, a definitive floor plan is designed. A layout for laboratories and offices will be developed as appropriate.
  3. Lease proposal
    The end product of the workshops and floor plan development is the lease proposal.
  4. Detailed room book
    After the lease proposal, a detailed room book is created. This document includes all requirements and details on the laboratories and offices of the new facility.
  5. Construction
    Kadans Science Partner is able to combine the construction of the main structure and the fit-out stage, resulting in a more efficient process.
  6. Operation
    After construction, the new laboraties and offices can be taken into use. Kadans stays involved to assure a high-quality facility.
  7. Kadans Ecosystem
    All tenants are a part of the international Kadans Science Partner network. We facilitate cooperation between parties by offering a variety of ecosystem services, such as meeting facilities and events.

Related to the real estate development and management, Kadans also focuses on area development and acquisition at campuses and science parks. We cooperate with campus management organizations, area development organizations, ,government organizations, knowledge institutes (i.e. universities) and other stakeholders.

Kadans Science Partner is the end investor in property. Practice has shown Kadans Science Partner can, thanks to its integral approach, specific knowledge and valuable network, make an efficient and high-quality building available at lower rents.

Developer

Kadans Science Partner will as developer realise a high-quality and sustainable building that is tailored to the client’s requirements. Kadans Science Partner prefers to be involved right from the very start, so that it can deliver a customised solution on the basis of a lease and a schedule of requirements agreed with the client. This can take the form of either new build or the purchase/renovation of existing buildings.

Builder

Kadans Science Partner has its own in-house project managers, who are highly experienced in new build and the renovation of R&D environments. The objective is to use efficient and sustainable building methods towards realising an optimal price-quality ratio.

Financier

Kadans Science Partner has, with its long track record, acquired a sound reputation among property investors, enabling it to negotiate favourable rates and conditions. Financiers rely upon the experience, knowledge and know-how embedded in Kadans Science Partner.

Buyer

Land, building and (tenant) specific facilities are bought by Kadans Science Partner.

Lessor

Clients rent the building or the space from Kadans Science Partner. Highly competent building processes result in an optimal price-quality ratio, in combination with significantly lower rents for tenants.

Property manager

Every building falls under the management of Kadans Science Partner. Our property manager is already involved during the building or renovation process and is familiar with the specific wishes and requirements of the tenant(s).

Kadans also has its own maintenance organisation, which ensures a prompt response to questions and malfunction reports. Backed by specific knowledge of, e.g., laboratories, we can offer the extra service and support that most other property sectors cannot.

Ecosystem manager

Kadans optimizes the success of its tenants through the creation of an environment that fulfills their core needs. We do this by offering so called ecosystem services on top of our real estate solution. These services are provided by organizations from partner network at local, regional, national and international level.

Kadans also contributes to the success of the innovation ecosystem at campuses and science parks by improving the conditions needed for innovation in cooperation with campus management organizations, government organizations and knowledge institutes (i.e. universities).
